General Questions

A: A Home inspection is a visual assessment of a property's condition, focusing on it's major systems structural, mechanical, electrical, plumbing. Our goal is to identify potential safety issues, maintenance needs, and costly repairs before you make a decision.

A: You should get a home inspection to identify any issues or potential problems with the property before you make a purchase. A home inspection can save you money in the long run by helping you avoid unexpected repairs or expenses after you move in.

A: Typically, the buyer hires the inspector during the purchase process, but sellers and real estate agents also hire us for pre listing inspections.

Services

A: We currently offer buyer's inspections, seller's pre-listing inspections, condo/co-op inspections, multi-family property inspections and rental property safety checks. We offer inspections for small commercial buildings as well. We can also preform inspections on older houses to identifying age-specific issues such as outdated electrical, plumbing and foundation concerns.

A: Standards of Practice are a set of guidelines and procedures that property inspectors are required to follow in order to ensure that their inspections are comprehensive, thorough, and accurate, and that they provide a consistent level of service to clients. A: Yes, in most cases you'll receive your detailed inspection report the same day.

Process & Preparation

A: Inspectfully takes longer to inspect a home than most home inspection companies. This is because of our thoroughness and attention to detail. Our inspections run a minimum of 3 – 4 hours. We spend 2 ½ – 3 ½ hours inspecting the home and then ½ – 1 hour discussing the findings at the end of the inspection with our clients. This is on 1,500-2,000 square foot home. 3,000 square foot homes take about 4 – 5 hours. 4,000 sq. foot homes take about 5 – 6 hours. 5,000 square foot homes take about 6 – 7 hours and so forth. Older properties in poor condition can take longer to inspect.

A: That is your decision. If you’d like to attend, you are welcome to come along. We do request our clients to meet us at the end of the inspection so we can walk them through and discuss everything they need to know about the home and any problems that we found.

A: Ensure all utilities are on, access to crawlspaces/attics is clear, and pets are secured.

A: All home inspections will reveal problems. Some are minor, some are major. Some homes only have a few minor problems while other homes will have a long list of repairs including major ones. Repairs are typically negotiable between the buyer and the seller.
